The Peninsula is its own market
Harbor crossings make travel between the Peninsula and the Southside slow and unpredictable at peak times, and that friction shapes healthcare geography. Peninsula practices draw Peninsula patients. Referral networks largely stay on one side. The consequence for valuation is direct: comparable sales from Virginia Beach or Norfolk are not reliable comps for a Newport News building, and using them produces errors in both directions. Local transaction evidence from the Peninsula itself is what should drive the number.
Riverside and the local referral base
Riverside Health System is the principal anchor for Peninsula healthcare, and much of the specialty medical office demand in Newport News relates to its footprint and referral relationships. For practice owners this cuts both ways. Proximity supports occupancy and makes a building easier to re-lease to another specialty. It also concentrates risk, since a shift in system strategy or a campus consolidation can reshape demand for nearby space faster than a lease term runs.
Value relative to the Southside
Peninsula medical office has generally carried lower price points than comparable Southside space, which creates opportunity for buyers willing to underwrite the market properly. For physician-investors specifically, a Peninsula asset can produce stronger yield than an equivalent Virginia Beach building — provided the underwriting reflects the smaller and more concentrated local buyer pool at exit, rather than assuming Southside liquidity.
